Clayco (St. Louis) recently began building a new 420,000-square-foot speculative warehouse in downtown St. Louis--making it one of the largest new distribution facilities in the city in years.
The $12.6 million project, requires the demolition of three buildings over several weeks. Clayco and Forum Studio Inc. are design-building the speculative warehouse using conventional tilt-up concrete over structural steel. Balke Brown Associates is the developer and owner of the project.
“The city of St. Louis is a great location for a new distribution center,” said Jeff Cannedy, Clayco’s project director. “It offers a central location in the metropolitan area, and the site offers further development opportunities.”
According to Cannedy, the team already has encountered something unexpected on the site—storm water build-up. In response, Clayco is creating an on-site storm water detention area to ensure the building’s stability for the future.
The North Broadway Distribution Center is scheduled for completion in October. International Food Products Corp. has pre-leased 120,000 square feet of the facility for its St. Louis warehouse requirements.
