Balke Brown Associates and Clayco (St. Louis) are partnering in the development of a new joint-venture distribution center in Sauget, Ill., known as 255 One, the first building at the 255 Logistics Center.
Balke Brown Associates will serve as lead developer for the $18 million facility, while Clayco will be the design-builder. The 502,500-square-foot distribution facility will be constructed with tilt-up concrete exterior walls and a white, single-ply roof. The facility will also feature 32-foot interior clear heights, ESFR fire protection, crossdock ability, a summer ventilation system and 75 trailer parking spaces.
Completion of 255 One is scheduled for February 2008. When complete, it will be expandable up to a total of 800,000 square feet.
“The 255 Logistics Center has a flexible building design and offers many options for the tenant,” says Jeff Cannedy, project executive at Clayco. “255 One will offer excellent distribution access throughout the Midwest, and the site’s central location provides easy access to the greater St. Louis metropolitan area and nearby major highways. This proximity makes it a prime location for companies looking to enhance their distribution operations.”
